While having a longheld dream to own a Harwood home, the owner of this simple yet stylish property thought price would put her wish out of reach. It was fortunate she decided to inquire. The result is a perfect example of what can be achieved when budgets are tight. In doing so, this home also demonstrates Harwood Homes’ ability to build an affordable entry level while maintaining the same standards of excellence it applies to higher-priced homes. The elevated site lent itself to a split-level home – but Dave Harwood found it more economical to cut and fill the section; incorporating hefty retention at the rear of the property, together with a lower level retaining wall. The degree of retention suggests a high level of added cost. However, the creation of a flat building pad stayed within the client’s budget and allowed the house to maximise its views over housing to Tauranga’s estuary beyond. The design also provides better opportunity for outside living off the lounge and family areas – big sliding doors and picture glazing exploiting the diverse scenery outdoors. The retaining wall at the rear presents an innovative outdoor pocket – raised garden beds and bench seating adding another dimension to the links this home has with the outside. The house is 196.27sqm metres - constructed in Grande Milano brick with Monier tile roofing. While not overly large, the home still comprises three bedrooms and study, together with spacious living space that embraces a semi open lounge, dining/family space and kitchen. There are two bathrooms and the laundry tucks neatly into the garage. Fittings in bathrooms are standard, and while the home has no customised features, it does display a high level of appeal, thanks to good use of accessories and colour. The décor utilises both Resene and Dulux Colours of New Zealand – shades of Resene Akaroa throughout, or taupe. Only the master suite veers from this theme – painted in Dulux NZ Ohai, which is a soft eggshell blue.
