Going It Alone

Before you make your final decision, you may consider going it alone as Project Manager.

As as initial idea, being your own Project Manager sounds like an exciting challenge.  The reality can be quite different.  Because of the emergence of leaky home problems, the Building Act now has strict requirements with penalties imposed on the Head Contractor for incompetent workmanship and/or failure to comply with consent and inspection processes at specified stages of the construction period.  In addition, subcontractors must provide documentation of specialised procedures, and certain installation methods must adhere to manufacturers' specifications in order to validate warranties.  In short, the buck stops with the Head Contractor.
