How do I get started with Harwood Homes?
It all begins with a conversation. Book a meeting with us – we’ll take time to understand your goals, lifestyle, and vision. If you already own land, we’re happy to meet you on-site and offer expert guidance from day one.
Where to from here?
After the initial meeting, we take care of the rest – including design, working drawings, pricing, geotechnical reports, council consents, and the full construction process. We guide you through every step with clarity and care.
How long have you been in business?
Harwood Homes has been building in the Bay of Plenty for over 30 years. Our founder, David Harwood, is trade qualified and actively involved in the business.

Design & Plans
CAN I CUSTOMISE ONE OF YOUR EXISTING HOUSE PLANS?
Absolutely. You can start with one of our proven designs and modify it to suit your lifestyle and site – or work with us to create something completely new.
CAN YOU BUILD FROM PLANS I ALREADY HAVE?
Yes. If you’ve engaged an architect or already have plans drawn, we’re happy to work with them to bring your home to life.
DO YOU BUILD OTHER TYPES OF HOMES?
Yes. We build a wide range of homes – from modern and minimalist to warm and classic. Whether it’s a coastal bach, a family home, or a downsized retreat, we tailor each home to fit the brief.
WHAT LOCATIONS DO YOU BUILD IN?
We build throughout the Bay of Plenty and surrounding regions, basically anywhere from Waihi to Taupo, including the Matamata area.
House & Land Packages
Can I customise one of your existing house plans?
Yes – we offer fixed-price house and land packages and currently have a range of packages available in Palm Springs, Papamoa.

What do your house and land packages include?
Everything! We offer beautifully designed homes on fully landscaped sites under a fixed-price contract. The only item not included is drapes or window treatments, but we can organise these for you if required.
Design & Build Pricing and Budget
How does pricing work?
We offer clear, upfront pricing. You’ll receive fixed fees for the planning stages, followed by a fixed-price build contract – so you know exactly what you’re paying for.
What do your Design & Build costs include?
Our Design & Build pricing covers the entire journey – including site planning, architectural design, council consents, and full construction. We’ll work with you to create a tailored specification, so everything is clear and there are no unexpected costs.
Build Process & Timeline
How long does it take to build a home?
Most homes are completed in 8–12 months from issue of building consent, depending on size and complexity. You’ll receive an estimated build schedule before construction begins.
Who builds my home?
We work with the same skilled crew and subcontractors on every build – people we trust and have long-term relationships with. Our consistent, experienced team understand our standards and deliver excellent workmanship.
Can we visit a work site during the build?
Of course. You’re welcome to set up a time with a representative from Harwood Homes to visit a current or in-progress build to see our workmanship and get a feel for the quality we deliver.

Can I add eco-friendly features like solar?
Definitely. We offer optional upgrades such as:

What steps do you take to improve energy efficiency?
We design homes to perform well year-round – reducing heat loss, moisture, and running costs. Energy-efficient appliances, lighting, and insulation are standard.
Custom Inclusions & Preferences
Can I personalise other aspects of the build?
Absolutely. We encourage you to make the home your own – from kitchen layout and cabinetry to flooring, lighting, and more. You’ll be guided through every selection, with the added support of our interior designer to help bring your vision to life.
After Care & Quality Assurance
What kind of after-sales service do you offer?
All our homes come with a 12-month After Care Programme, where we’ll check in with you, address any issues, and ensure everything is performing as it should.
What guarantees or assurances do you offer?
In addition to our comprehensive After Care Programme, you have the option to include a 10-Year Master Build Guarantee – providing long-term protection and added peace of mind.
